What financial commitment is required ?

Should I rent a property?

Unless otherwise stated, a tenant is responsible for Monthly rent in advance; water/sewerage rates; gas; electricity; oil; telephone; council tax and television; where applicable.

How much will I need to apply for a rental property?

As per Government guidelines, there are no tenant fees required however, we do ask for a fully refundable holding deposit of £200.00. If a tenant fails their referencing for any reason or, withdraws from the tenancy during the referencing period then a proportion of the holding deposit will be retained by us to cover the costs incurred.
Although not a fee, once all the referencing has been completed, prior to the commencement of the tenancy, we will require a damage deposit equal to either 1 months’ rent or a maximum of 5 weeks rent which will be registered with the Deposit Protection Service, DPS.

Other Tenancy Costs

  • Delayed rental payment or dishonoured cheques will incur an administration charge of £30 every time the rent is late. It is therefore very important to inform us if there is likely to be a rental payment delay throughout the tenancy
  • A Tenant is responsible for insuring his/her own personal affects and furnishings.

When do I pay?

Holding depsoit and initial rent to be cleared funds before tenancy commences. All cheques to be made payable to ChampionHolmes Client 1 account. Payments should be cleared direct into our Client Account. Cash, Bankers Draft and Building Society cheques will be accepted on day of tenancy commencement.
