Energy Performance Certificate

A landlord is responsible for having an Energy Performance Certificate which is valid for ten years from preparation date on the rental market. A copy of this certificate should be with the Agent prior to marketing commencing.

Energy Performance Certificates and Tax Allowances

All landlords are required to provide a fixed and affordable form of heating for their tenants. Properties that do not have this could pose a serious health risk to the occupants. A good heating system can also prevent maintenance issues such as condensation and mould growth from emerging.

At present any landlord carrying out works to improve the Energy Efficiency of their property is able to apply for a Grant towards certain improvements including assistance for a new heating boiler, loft and cavity wall insulation

Grants may also be available for landlords whose tenants are in receipt of certain benefits.
